Voluntary waste, often called actual waste, consisting in such acts as destroying, altering, or removing buildings, or cutting trees. 56 Am J1st Waste § 4. The term contemplates participation, at least to some extent, by the tenant or occupant of the premises. Anno: 84 ALR 394.
