Title to real estate appearing from an examination of the records of title and judicial records which have reference to the property or any part thereof. Sufficient in support of a plaintiff in ejectment where consisting of a regular chain of title from the government or some grantor in possession, or of a regular chain of title back to the common source from which both plaintiff and his adversary claim. 25 Am J2d Eject § 24. It has usually been held that where a purchaser of land contracts for good record title, he will not be required to accept a title which depends upon adverse possession not disclosed by record, even though such a title might be otherwise marketable.
