lease and release
A form of conveyance, in general use at one time in England, but rarely used in the United States. 23 Am J2d Deeds §§ 14, 15. A highly artificial method once in use in England for conveying real property, consisting, first, of a lease (or bargain and sale for a year) which by force of the Statute of Uses put the lessee or bargainee in possession, and while he was thus in possession, although by a mere fiction, the lessor or bargainor executed to him a deed of release, which operated by way of enlargement of the estate, and was effectual to transfer the entire title to the lessee or bargainee.
